Water heater repairs we handle

Leaking right now? Do this first

1. Shut off the water at the cold-water valve on top of the heater, if you can reach it safely.
2. Cut the power or gas. On an electric unit, switch off the breaker before going near standing water. On a gas unit, turn the control to Off or Pilot. Don't touch gas lines or connections.
3. Smell gas? Get out first. Leave the house and call your gas utility or 911 from outside. Don't flip switches or light anything.
4. Protect your stuff. Move belongings away from the water. Don't remove access panels or try to drain a pressurized tank.

Water at the base doesn't always mean the tank is done. A leaking valve or fitting is often repairable. A leak from the tank body means it's time to replace.

Tank and tankless: we repair both

Traditional gas and electric tanks are still the most common setup in Omaha-area homes. Typical repairs involve heating elements, thermostats, gas controls, thermocouples, T&P valves, anode rods and dip tubes. Corrosion inside the tank is the one problem that can't be fixed.

Tankless units heat water on demand, so their problems look different: mineral scale in the heat exchanger, ignition or flame sensor faults, venting or gas supply issues, and error codes. Maintenance that prevents repairs

• Flush tank heaters once a year to clear hard-water sediment before it starts rumbling.
• Descale tankless units on the same yearly schedule.
• Check the anode rod every few years. Once it's used up, the tank itself starts to rust.
• Test the T&P valve and look for moisture around fittings and connections.

If hot water runs out sooner than it used to, recovery is slower, or the tank is getting louder, schedule service before it quits. Maintenance can't save a tank that's rusted through, but it tells you where your unit stands so you can plan a replacement instead of being surprised by one.
